NOTICE TO CONTRACTORS WHO ARE REGISTERING: Proof of liability insurance as well as bond and RITA forms MUST be completed and uploaded at the time of registration.

Permit processing (submittals and payments) will be accepted weekdays between 8 a.m. and 4:30 p.m.  Online submissions through your iWorQ portal will be available 24/7.

BUILDING PERMIT INFORMATION

Permits can be applied for by the homeowner or contractor, but the Building Department suggests that a contractor apply for all permits.  All paid contractors working on your property are required to be registered with the City of Strongsville. A list of subcontractors (form) is required for all projects. Permits are required if the homeowner is doing all the work or using a contractor in part.  For most residential projects, two sets of construction plans and two sets of a site plan are required. Please call the Building Department to receive a copy of the original site plan (topographical survey) if available, for the property for you to draw on.

Only one accessory building is allowed per property regardless of whether the accessory building is a shed, gazebo, pavilion, etc. Permits and applications expire six months after issuance. Time extensions may be granted by the Building Commissioner.

INSPECTIONS

To schedule an inspection you must know the project ID number from the permit for the location you are working at. You may call for inspections at (440) 580-3105 from 8 a.m. to 5 p.m. Inspections require a 24 hour notice. Do not leave requests for inspections on the Building Department voicemail.

COMMERCIAL PLANS

All drawings, documents and specifications submitted for official filing with the Building Department shall apply the embossing or wet seal impression over an ink signature to the title or first sheet of bound sets of drawings. All loose sheets or documents shall also bear the embossing or wet seal impression over an ink signature. The rubber stamp or reproducible facsimile version of the seal shall then be applied on all pages or tracings of the bound set of drawings to provide a legible reproduction of the registrant's seal. Four sets of drawings are required as well as one electronic set.

CONTRACTOR REGISTRATION INFORMATION

All commercial and residential contractors and sub-contractors are required to be registered with the Building Department. Registration is for one year beginning with your bond date.  Registration packets are available by calling the Building Department between the hours of 8 a.m. to 5 p.m., visiting the Building Department at 16099 Foltz Parkway or by clicking below. Every applicant registering for new or renewal shall furnish and file with the Building Department a bond in the penal sum of Ten Thousand Dollars ($10,000). Click here to print the packet: Your bonding company must complete one of those bonds based on the work that you will be performing in the City of Strongsville. Please advise your bonding company that they must use our bond form.

VARIANCES TO THE CODE

If your project does not meet the Building Code or the Zoning Code and is denied by the Building Commissioner you may have the right to appeal to the Board of Zoning and Building Code Appeals. CITYWIDE PROPERTY INSPECTIONS

The City of Strongsville Building Department conducts routine property maintenance inspections during the warmer months of the year. These inspections are performed annually. You may see an inspector on your street ONLY between the hours of 8:30 a.m. and 3:30 p.m. WEEKDAYS.

If you have concerns, always ask for our inspector’s identification, which will be an official City of Strongsville issued photo ID card. If the person does not have this ID card, please contact us immediately at 440-580-3105 or call the police non-emergency number, 440-238-7373.
